Initially it was the great hilltop location, on a quiet clu-de-sac, in an established Glendale neighborhood, that was most alluring about this property. The house itself had a lot of deferred maintenance. Still, with its good layout and classic mid-century architecture, it also had a great deal of potential. To create an intimate entertainment space of the limited back yard, we installed a see-through indoor/outdoor fireplace in the living room. We also removed the wall between the kitchen and living room so that the fireplace would be visible from the entry, causing it to become the focal point of the living room. In the master bedroom suite, we re-arranged the layout to create his-and-her closets with a dividing hallway leading to the master bath. All completed, the home presented as a luxe, private sanctuary; fit for an owner who loves to entertain.
